1. PRE_INVESTMENT STUDIES APPRAISAL

Prior to investment in new Real Estate projects, there is need to conduct pre-investment studies and analysis to determine economic viability of the proposed development. We conduct pre-investment feasibility and viability appraisals for the purpose of advising clients on the desirability, profitability and otherwise of there proposed investment.

4. SURVEY AND CAPITAL VALUATION OF COMPANY ASSETS

This is the inspection of various Company Assets for the purpose of determining their open market capital values for various purpose like Mortgage Transactions, Book of Accounts, Annual Returns and other administrative purpose like insurance etc.

Valuations of Company Assets cover land, building, motor vehicles, furniture, fitting fixtures, plant, equipment and machinery. Our experience in this aspect of professional practice covers marine vessels like tug boats, barges, industrial plants like breweries, soap manufacturing plants, wheel barrow assembly plant, hotel complexes, GSM companies, steel rolling mill, fertilizer blending plant etc.

2. ESTATE AGENCY AND PROPERTY BROKERAGE

This involves the handing of sourcing and negotiations of properties for purchase, sales, leasing and renewal of leases on behalf of clients to ensure security of best prices, rents, suitable legal terms and secured interests.

Our varied expertise and experience spanning over ten years in the property market in Rivers, Kano, Kaduna, Delta, Adamawa, Lagos State and beyond stands us on good pedestal to effectively co-ordinate and manage property portfolio for clients with property investments.

5. LAND ACQUISITION AND COMPENSATION ASSESSMENTS

This is the enumeration of structures and properties to be affected by compulsory acquisition of land and assessment of adequate compensation payable thereon based on the Land Use Act.

3. PROPERTY TAXATION AND RATING VALUATION CONSULTANCY

This involves the determination of appropriate values of properties for the purpose of levying property taxes, tenement rates and such other outgoing; negotiations and effective settlement of all matters arising there from with all such statutory bodies empowered to collect such taxes and rates.

 

6. PROPERTY MANAGEMENT

This is the effective supervision and control of property investment to ensure continued profitability to the investors and enhanced use value to the users.

In the managing properties in our portfolio, we ensure that rents are promptly paid and enforced strict adherence to terms and conditions of leasing and regularly inspect the properties for defects and recommend same to maintenance and repairs. These will constantly keep the properties in good lettable conditions to continuously yield optimum income.
